A Rated Domestic Retrofit
Summary
Client: A Rated Domestic Retrofit
Location: Cork
Sector: Residential
The Challenge
Denis’s house was a G rated 1960s bungalow, which was very cold, damp, extremely hard to heat and had expensive energy bills. The homeowner was keen to increase the energy efficiency of the home to an A rating to future proof the property against rising energy costs as well as to make it as environmentally friendly as possible. The challenge was to upgrade the North facing building to an A rating as well as carry out internal remodelling and a full interiors upgrade. A detailed home energy assessment was carried out to decipher the most appropriate energy upgrade works to carry out to optimise the home’s overall energy performance.
The Solution
SE Systems devised a tailored solution and the deep retrofit project involved installing the following energy upgrade measures:
- External Wall Insulation
- Replace suspended timber floors with concrete floors and insulation
- 400mm Attic Insulation
- Triple Glazed Windows and Doors upgrade
- Replacing boiler with a 7.1KW Heat Pump and Underfloor Heating
- Heat Recovery Ventilation Unit
- Air tightness measures
Denis was motivated to get the highest energy rating possible for the home. He outlined how he hates waste and although not required to meet the minimum standards of the SEAI grant, Denis went the extra mile by installing 3.95 kWp Solar PV Panels with a battery, an electric vehicle charger and a rainwater harvesting unit. He also added additional insulation to the floor and attic to make the home as low carbon as possible.
The works took 12 months in total which Included the deep retrofit works, full interior remodelling as well as landscaping. SE Systems worked closely with the homeowner to ensure they were supported throughout the process, managed the specialised subcontractors, overseeing that all technical specifications were adhered to as well as handling all of the SEAI grant paperwork. “I had worked with SE Systems in the past. They are very experienced with the grant process; they make it very easy with no trouble.”
The Impact
Homeowner Denis is delighted with the result transforming the home from a G rating to an A1 BER, the highest rating possible. “Thanks to SE Systems, I have achieved my vision of creating a low carbon eco friendly home.”
“I had a very clear aesthetic for how I wanted the overall house to look, and I had specific specialised contractors that I wanted to use for the windows and electrics. John Brosnan, my project manager worked very closely with them to ensure all the detailing was designed and installed to meet the regulations. He is extremely knowledgable about all of the technical details and was able to get the full team of subcontractors working together seamlessly”.
When asked about changing from a boiler to a heat pump Denis outlined how he loves having the heat pump. “It makes life so much simpler, I don’t have to worry about getting the heating levels right as it’s always at the same temperature and I no longer have to clean out any fires. There is also so much less dust in the house and the heat recovery ventilation unit makes the air very clean. Getting rid of the radiators and having underfloor heating makes the home feel more spacious too.”
“I would recommend SE Systems to everyone; they are the right people for the job.”
Thanks to SE Systems, I have achieved my vision of creating a low carbon A1 rated eco-friendly home.
