Overview
In 2024 SE Systems upgraded 18 apartments at Lion House and Lion House Grove, along with 2 mid-terraced homes at Douglas West, for the Douglas & District Lions Club.
SE Systems acted as the One Stop Shop provider, managing the full project from initial design and energy survey analysis to contractor works, SEAI grant facilitation, project management, and all health and safety requirements.
The project received support from both the SEAI Community Energy Grant and the SE Systems Community Fund.
The Challenge
The 18 apartments were reliant on outdated electrical storage heaters. Residents had no controls to adjust indoor temperatures, leading to high running costs and discomfort. The apartments also had limited space and no water cylinders, which restricted upgrade options.
The two mid-terraced houses at 37 and 37A Douglas West also had low BER ratings and were facing rising energy bills, poor insulation, and inefficient heating.
The Solution
Apartments: Installation of Air to Air heat pumps (selected as the most unobtrusive solution for the space), attic insulation, cavity wall insulation (CWI), window and door replacements, and solar PV (2.61 kWp per apartment).
Homes: Installation of Air to Water heat pumps, attic insulation, CWI, and new windows and doors.
The Impact
Apartments: Average pre-works BER of E1 upgraded to A1, the highest possible rating. Total energy savings achieved: 6,183 kWh/m²/year across the 18 apartments.
Homes: Upgraded from D1 to B1 BER, with an uplift of 147.74 kWh/m²/year per property.
These works reduced running costs, increased comfort for elderly residents, and significantly improved building energy performance.
