Harbour View Road
Summary
Client: Harbour View Road
Location: Cork
Sector: Residential
The Challenge
Harbour view road is a well-established neighbourhood that was one of the first developments to take place in Knocknaheeny in the 1970’s. It was built by Cork City Council and the properties are now a mix of social and private homes. Due to their age, the homes were in need of significant upgrading as they had become cold and hard to heat. The challenge was to carry out a deep retrofit to 76 occupied homes, with mostly elderly residents, on this busy road.
The Solution
SE Systems devised an energy upgrade solution for each home that would increase the energy efficiency and lower energy consumption costs across the 76 properties. SE Systems worked closely with Cork City Council and the residents’ committee to ensure each aspect of the project was delivered to a very high standard all while the residents were living in their homes.
We provided a turn key solution for the client by acting as Main Contractor including undertaking the role of Project Supervisor Construction Stage (PSCS). We provided a bespoke range of Energy Solution Services from initial project conception through to project implementation, handover, and maintenance. We also managed the SEAI grant as project coordinator.
SE Systems had a tenant liaison officer on site for the duration of the project to ensure that all residents were updated daily on any works taking place and to assist with any queries they had. This ensured the project ran smoothly and the project manager was continually receiving live updates.
The Impact
Their existing Building Energy Rating (BER) was E2 and the upgrades brought the homes up to between a B1 and A3. The overall annual energy savings across the 76 homes was 59% which has resulted in warmer and more comfortable homes for the residents. It has also decreased their carbon emissions. Another major benefit from the project was seeing the residents express great pride in their neighbourhood after all the works were completed.
A combination of the following works was included across the homes:
- External Wall Insulation
- Attic Insulation
- Cavity Wall Insulation
- LED Lighting Upgrade
- Solar PV System
- Heat Pump Installation
- Windows installation
- Door's installation
- Stove installation
