The Challenge

Technology company Spearline purchased the former St Fachtna’s De La Salle Secondary school in Skibbereen to convert it into their head quarter building. The main building of the old school is a landmark in the town of Skibbereen. It opened as a school during the Great Famine, during which Skibbereen was hit particularly hard. The building remained a school for 170 years until June 2016, when it closed its doors following the building of a new Community School in the town. 

The main challenge was to improve the energy efficiency of this derelict historic school as part of the overall transformation of the building which was over 173 years old. The building had been designed for educational purposes and now was being converted into an office environment for a technology company. 

The Solution

Following a detailed energy assessment of the building, SE Systems devised a solution to carry out a deep retrofit of the building, increasing the energy efficiency to the highest standards at the time. These works took place in line with the complete internal remodelling. This involved upgrading the fabric of the building, including renewable heating sources for space heating and hot water as well as generating power on site through a Solar PV system. 

SE Systems were the main contractor for the energy retrofit works, including PSDP and PSCS. We were also the Project coordinator for the SEAI Community Energy Grant. All the works took place over 8 weeks.

The Impact

This project showcases what is possible for a vacant historic building when clients have such a strong vision. The result was a state of the art low carbon Headquarters building. The company should see annual Energy savings of 185,379 kWh as well as generating 8,985 kWh annually through their Solar PV system.

There are also wider social, environmental, and economic benefits to this project. Regenerating a building that could easily have remained derelict has had a very positive impact on the town of Skibbereen, housing the headquarters of a Telecommunication Company. It provides employment for people locally, as well as attracting talent globally who seek to live the attractive West Cork lifestyle.
